There is an extra slab where a patio, garage, or carport could be.  The units should rent for $800 a month, so the property should gross a total of $2,400 a month. With Neosho desperately needing rentals, and due to its proximity to Bentonville, these properties should rent out quickly! 


The duplex is approximately 1632 sq ft in total, and the house is approximate 1412 sq ft. The duplex was set up to be very plumbing friendly (it was recently updated by a plumber). There is a utility room between the two units in the duplex for easy access to the HVAC and water heaters. The property is on a slab foundation. 


The septic seems to work well. The well was updated in August of 2021 (drilled 200 feet deeper, now over 600 feet deep, over 300 feet of new casing, was flushed). There is now a sulfur smell in the well that has arisen since the updates. The well and water will need tested.


The roof is 12-14 years old. It has had some shingles replaced, and other minor work has been done to it, and it does not leak. The Duplex has all new plumbing. The HVAC in the duplex is approximately 1 year old, and the HVAC in the house is approximately 2 years old. Ducting has also been replaced on entire property within the past two years.


The duplex has new drywall, wiring, several new windows, and will need kitchens, flooring, and other installations done to have it move in ready (see photos). The home is move-in ready, so you can start collecting rent on it immediately!


There is a breaker box, and the electric is separated so tenants can pay their own electric.
